Green Brick Partners, No. 33 on the 2022 Builder 100, has purchased approximately 152 acres in Cumming, Georgia, for a vertically integrated mixed-use development. Providence Group of Georgia, a subsidiary of Green Brick Partners, will manage the overall development of the land and construct the planned 474 single and townhouses. Additionally, the neighborhood is expected to include more than 250 apartments, 220,000 square feet of institutional seniors’ residences, and 106,000 square feet of commercial, office, retail, and entertainment space.

“With growing interest in the area, extensive social infrastructure in place and a prime location near Lake Sidney Lanier, Cumming was a logical choice for our focused development efforts,” said Warren Jolly, President of The Providence Group. “Our company has been involved in many successful mixed-use developments over the years, and we are delighted with this project and believe it will be one of our best to date.”

The project, called Sawnee Village, is located less than a mile from downtown New Cumming and near the north-south and east-west freeways. The estimated value of the project is expected to be over $400 million. The project is expected to begin development this summer.

“This project is a model for vibrant, community-driven mixed-use development,” says Lamar Wakefield, AIA, National Mixed-Use Practice Lead with NELSON Architecture. “We see this project having a huge halo effect for the Cumming area, bringing together all the components to improve the quality of life, including retail, parks, entertainment venues, as well as a mix of houses and apartments.
