A major real estate development ready to go in Mount Sterling


The developers will open the ground Friday on Neylon Farms, a 51-lot subdivision that will be built in two phases off Damon Road between Main and North streets.

In the initial phase, 24 lots will be built along a north street extended west of Damon Road. The rest will be built along what will become Neylon Street north of Main Street and west of Damon Road, according to a plan of the property.

MTS Housing LLC said the development was needed to expand housing options in the area.

Single-family homes will have a minimum area of ​​1,300 square feet.

Mount Sterling is one of the cities in Illinois that has experienced a fairly stable population and experienced a 6.8% growth in the number of residents between 2017 and 2018, according to estimates by the US Census Bureau. It also saw growth in median household income, increasing by about 8.9% to $ 51,304 in 2018.

For 10 years, the city has focused on implementing the recommendations of a long-term strategic plan and a redevelopment plan. It has seen a significant revitalization of its business district and the construction of a number of new facilities, including the Brown County Early Learning Center this year.

Housing, especially for first-time buyers, is one of the needs identified in the strategic plan, which was created in partnership with Kiku Obata & Co.

“It has been identified that there is a shortage of apartments and houses for rent in the $ 60,000 (to) $ 80,000 range, which deters some looking to relocate to Mount Sterling,” according to the plan .

Builder Seth Yingling has said the development of Neylon Farms will be one of the most ambitious housing expansions in some time.

“Neylon Farms opens an indispensable door of opportunity for future owners,” he said. “Neylon’s lots have utilities, paved roads and are ready for homes.”

Construction is expected to begin after the midday inauguration, which will be attended by city officials and other dignitaries.
